    Who this is for

    Strata managers

Proposals formatted for portfolio review and circulation to committees.

    Building managers

Practical scheduling, resident-aware access, and consistent on-site conduct.

    Owners-corporation committees

Line-item scope, documented assumptions, and photo reporting for meeting records.

The person who requests the quote often isn't the final approver — our proposals are built to carry through a committee.

We clean common property — scoped clearly before work begins.

    Included — common-property surfaces

    • — Building façades and external walls
    • — Common walkways and entries
    • — Car parks and driveways
    • — Common-area glass and windows
    • — Gutters and downpipes
    • — Pool-surround and shared hard surfaces

    Confirmed before quoting

Boundary items — boundary windows, balcony elements, owner-installed fixtures — are included only where the scheme confirms they are owners-corporation responsibility.

The principle: Scope is aligned to your strata plan, by-laws and any common property memorandum before approval. Ambiguous items are quoted as clearly marked alternates, never buried assumptions.

    Low-rise access & site suitability

Height access is low-rise, via water-fed pole and elevated work platform (EWP). We do not provide high-rise rope-access (IRATA) work.

Stating this up front reduces wasted enquiries and matches our service to the schemes where it fits best — low- and mid-rise strata, townhouse complexes, and ground-level common property.

How the quote is prepared for committee review

    1. 1On-site assessment of common-property surfaces and access constraints.
    2. 2Line-item scope aligned to your strata plan and any common property memorandum.
    3. 3Alternates quoted clearly for ambiguous items — never buried assumptions.
    4. 4Documented assumptions, exclusions, and scheduling notes.
    5. 5Delivered in a format a committee can compare and circulate.

Reporting & documentation for strata meetings

What the scheme receives with each job:

    • — Before/after photos of completed works.
    • — Suitable for committee meetings and scheme record-keeping.
    • — Compliance documents available before commencement.

    Compliance & documentation

    Before commencement, Cleanivo can supply:

    • — Certificate of currency — $10M public liability.
    • — Site-specific SWMS and risk assessments for high-risk works.
    • — Safety Data Sheets (SDS) for chemicals used on site.
    • — Runoff and wastewater controls so washwater does not enter stormwater drains.
    • — Photo completion reports after each job.

    Planned maintenance for strata schemes

Predictable budgets, consistent committee reporting, ordinary upkeep that fits the administrative fund — not capital-works rectification.

    Quarterly

High-traffic common areas, entries and pool-surround — kept consistently presentable.

    Biannual

Façade refresh, walkways, car park and driveway — balanced upkeep across the year.

Whole-of-common-property reset — gutters, downpipes, façade and shared hard surfaces.
